A snagging survey is specifically for new build properties — typically houses or apartments completed within the last 24 months. It assesses workmanship and finish quality, identifying defects the builder should fix under warranty.

It is functional and cosmetic: door alignment, paint quality, sealant integrity, plumbing connections, electrical commissioning. It is not a structural assessment.

Standard Home Inspection — For Pre-Owned Property

A standard home inspection (often called a building or condition survey) is for older properties where structural condition, dampness history, roof age, and the cost of remedial works matter.

It is typically carried out by a Chartered Surveyor under RICS conditions and includes structural assessment.
