Booking a house snagging service Dublin-wide is straightforward, but knowing exactly what's included — and what isn't — helps you decide whether it's right for your situation.
Here's a clear breakdown of what a SnagSafe house snagging inspection covers from the moment we arrive to the moment you receive the report.
Pre-Inspection
Before we arrive, we confirm property type, size and access. For new builds, we ask whether services have been commissioned — gas, electricity, water — because some checks (radiator function, hot-water flow, smoke alarm activation) require live services.
On-Site Inspection
An inspection typically takes 2–5 hours depending on property size. We work room by room, then external. Tools we carry include a moisture meter, level, torch, plumb line, socket tester, and where useful a thermal imaging camera for insulation gaps.
- Walls, ceilings and floors — cracks, lippage, finish quality
- Doors and windows — alignment, latching, seals, restrictors
- Kitchen — units, worktops, soft-close, appliance function
- Bathrooms — tiling, sealant, drainage, sanitaryware
- Heating — radiator function, valves, cylinder where present
- Electrical — sockets, switches, smoke/CO alarms, consumer unit
- Plumbing — visible pipework, isolation, hot/cold flow
- Attic / loft — insulation, ventilation, accessibility
- External — render, gutters, drainage, paths, boundary
The Report
Within 24–48 hours you receive a digital report with an itemised defect list, photographs of each issue, severity guidance, and remedial recommendations. This is the document you forward to your developer. More on the report format in What Is a Snagging Report.
What's Not Included
A house snagging service is a visual and functional survey. It is not a structural engineer's report, a BER assessment, or a legal boundary survey. We do not lift floors or open walls. For structural concerns, a Chartered Building Surveyor's report is the right next step.
Where We Cover
House snagging across Dublin city, North Dublin, West Dublin, Blanchardstown, Lucan, Swords, plus Meath (Navan, Ashbourne, Dunboyne) and Louth (Drogheda, Dundalk).
