Most defects on a new build are routine. A small number are warning signs of more serious problems with new builds that need escalation beyond a standard snag list. These are the ones to watch.
Warning Sign 1: Diagonal Cracking
Hairline horizontal or vertical cracks are usually shrinkage. Diagonal cracks across openings — especially through render or external brickwork — can indicate movement. Document and escalate.
Warning Sign 2: Damp Patches
A damp patch in a six-month-old home is not a snag — it's an active issue. Identify the source (roof, render, sealant, plumbing) and document.
Warning Sign 3: Floor Level Visibly Off
If a floor is visibly off-level — marble or ball rolls noticeably — that's beyond cosmetic. Have a level check confirmed.
Warning Sign 4: Missing Fire-Stop Detailing
Penetrations through fire-rated ceilings without intumescent collars or fire-stop sealant. This is a building regulation matter and should be rectified before completion.
Warning Sign 5: Active Leaks
Any active leak at any point in the property — visible water at a connection, dripping in the attic — is an immediate priority. Document with photos and timestamp.
When to Bring in an Engineer
Snagging covers cosmetic and functional defects. If movement, structural, or fire-stop issues are flagged, the next step is a Chartered Building Surveyor or structural engineer.
